For the purpose of assessing fees, properties are classified either as full-time
(if they are occupied by the owners or rented out year-round) and as part-time (if they are occupied by the owners or rented
out only in the high season). Also included in the assessment of fees (and classified
as part-time) are properties which are currently vacant or undeveloped.
Fees for 2007 have been set at $240 for full-time properties and $120 for part-time
properties. These levels are unchanged from 2006.
They are derived from considerations of the projected budget and of historical
patterns of fee payment by residents; i.e. what fraction of residents actually pay the fees.
The committee hopes to increase the number of residents who pay, primarily by heightened awareness of the committee's
activities and of the need for a properly maintained road, whether for current use or for future prospects. Success in this attempt will mean that the fees that are set in 2008 could be lower to reflect the higher
percentage of contributors.
In addition to the regular fees, special assessments are made when construction
activity is carried out. An attempt has been made to make these assessments proportional
to the amount of additional construction traffic that will be putting pressure on the road.
This was done by making the assessments proportional to the size of the construction project (related to floor area
for a single building or to the number of lots being developed in a larger project).
Fees for 2007 are due
now and can be paid to Señor Sanchez by whichever of the available means is most convenient.
